Balay Kasadya is a private five-bedroom self-catering villa designed for families and groups who want space, comfort, and genuine tranquillity. Set in the peaceful coastal town of Baclayon, it feels a world away — yet Panglao's white beaches, the Chocolate Hills, the Loboc River, and Bohol's waterfalls are all within easy reach.
Five air-conditioned bedrooms. Four and a half bathrooms. A private infinity pool. Your own cinema. A rooftop where the sunsets stop you mid-sentence. Everything here has been arranged so you can arrive and exhale.
As you arrive at Balay Kasadya, you are gently welcomed by two tranquil koi ponds that frame the entrance doors. Dark stacked stone, emerald-green water, and the soft hush of a waterfall at each end. Beneath the surface, orange, gold and ivory koi drift through reflected tropical leaves and sky. It is the first quiet note of the villa — a moment of calm before you step inside.
Step outside and the garden wraps around you like a living, breathing room — an impossibly green sanctuary that feels both wild and tenderly cared for.
A mature flowering tree crowns the lawn, its canopy bursting with red-orange blossoms that scatter petals like confetti after a warm rain. Beneath it, deep burgundy Cordyline and broad tropical leaves fold into layers of maroon, cream and every shade of green. Palms sway above stone-edged borders, and climbing greenery traces the crisp white walls as if the garden itself chose where to rest.
This is a place that asks nothing of you. It's private, abundant, peaceful — a tropical garden that feels like it has been growing into itself for decades, waiting to be discovered.
A ten-metre infinity pool stretches out beneath the open Bohol sky — a constant 1.5 metres deep, designed for floating more than racing. Morning swims in the quiet, afternoon dips when the heat rises, and evenings spent with a drink and the sound of nothing but water. Comfortable loungers line the deck, an outdoor shower sits at the side, and a barbecue stands ready when the mood strikes.

A fully air-conditioned cinema with a large projector, plush seating, and full SONOS surround sound that makes every film feel like an event. FlixVision is pre-installed on the projector for easy access to Netflix, Apple TV, and Prime Video — or sign in with your own accounts on the native apps.

Cinema video tour
This is where quiet villa days turn into proper holiday nights. The private air-conditioned lounge is set up for groups to gather, laugh, sing, play, and stay comfortable long after the sun has gone down.
The bar area gives everyone a natural place to settle in, while the Platinum Karaoke Alpha 2 system and SONOS audio fill the room with thousands of songs and crisp sound. It works just as well for big family videoke sessions as it does for a relaxed drink before heading up to the roofdeck.
There is also a games area for easy evenings in, with drinks available through the caretaker for a minimal fee.

The roofdeck is one of the villa's best places to pause. Open to the Bohol sky, it gives you wide views across palms, hills and sea air — a calm elevated space for morning coffee, golden-hour drinks, or a slow evening under the stars.
It is made for groups who want somewhere beautiful without needing to leave the house: a breezy outdoor room for conversations, photos, sunset watching, and that feeling of being tucked away above everything.
Below, the outdoor living continues through the pool deck, garden paths, balcony views and shaded corners — private spaces that let everyone spread out without losing the feeling of being together.
Everything you need to cook, brew, toast, roast, and gather. A full oven and hob, microwave, large fridge-freezer, rice cooker, air fryer, bread toaster, and two coffee machines — one for pods (wide compatibility) and one for fresh beans with its own grinder. Induction-compatible cookware, utensils, and cutlery are all provided.
We do not supply coffee pods or beans — please bring your own.
